School House and Lot (PPN 02-11-428-001) will sell on a total dollar basis. The successful bidder will be required to enter into a standard purchase contract and pay ten percent (10%) down the day of the auction with the balance being due on or before November 7, 2025.  Taxes will be prorated to the day of closing. A title policy in the amount of the purchase price will be furnished to the buyer at closing. All announcements made day of sale take precedence over previous advertised or announced terms and/or conditions.  Auctioneer and or staff may bid on behalf of others at the sale if necessary. Seller has the right to accept or reject any and all bids. Tract 4 will be sold on a dollar per acre basis based on 39.68 +/- acres. Bid amount will reflect 40 acres but will be adjusted to 39.68 on the actual sales contract. The successful bidder will be required to enter into a standard purchase contract and pay ten percent (10%) down the day of the auction with the balance being due on or before December 5, 2025. Buyer shall agree to continue the CRP program to the end of its term.  Taxes for 2025 will be provided as a credit to the purchaser based on 2024 taxes.  Open tenancy for 2026. A title policy in the amount of the purchase price will be furnished to the buyer at closing.
